I just caught up with this thread.  I am in the process of converting my home in Newark to a rental and want to find the next rental property.   I am in for a meet up at Kid Shelleens on the 17th.

Post: New Jersey - Transfer fee for out of state owners

I heard that when an out of state owner sells a property in New Jersey that it triggers a 2% transaction fee. Can anyone confirm this is true? If so, would putting the my property into a NJ LLC before selling avoid this fee?

Anyone investing in Sanford, North Carolina?  

I have family in Sanford and am headed down for a visit.  I would like to make some contacts and explore opportunities in the area.  I am looking to be a buy and hold investor but am just starting out.
