I provide in "special provisions of my lease" that anything under $100 is tenant responsibility.

I also clarify a list of common repair examples that I expect tenant to repair, and a list of common repairs I would rather make myself.

Tenant: smoke detector batteries, filters, small plumbing leaks under sinks, clogged drain, loose handles, loose screws, pests

(toilet handle is a little odd but I would likely take care of it.)

Landlord: Major leaks, sewer smells, roof leaks, water heater, hvac, cracked tile, broken faucets, broken toilets.


"please report anything you think necessary, but take care of it as if it were yours."

Investment Info:

Single-family residence fix & flip investment in Amarillo.

Purchase price: $99,000
Cash invested: $26,000
Sale price: $149,000

First flip home in great investment pocket of Amarillo. $24K profit. Invested without physically seeing the property. Hired a local contractor to walk the home and bid the entire project so I knew what I would spend before I bought.

What made you interested in investing in this type of deal?

Local Real Estate Agent ran comps

Getting contractors to do the finish work on a job is a difficult part of rehab. find someone you trust

I own an LLC that deals in renting, flipping, and note carrying. I just got my real estate license in Texas and now work under a different brokerage firm. Legally, I understand that I cannot misrepresent my company as a brokerage firm and I must inform any new prospects that I am an agent. However, I am confused on legal advertising and marketing. Because I have a company of my own I would like to use that name whenever possible.

 What are my options as far as using my company name in advertising? (sale signs, business cards, etc...)

Can agents have their own firms? Do I need to register with TREC?

May I still use my company signs when renting property?
