I own a single condo in Fairfax City.
Just got a rental certificate of compliance applicaiton, $75. Sucks but was going to send it in.
Then, they also want a business license ($30) -- but to get a business license you need another form...the only of which appears to make sense is to incorporate a company that will have the license.
Am I reading this right? Do we need to incorporate in order to get business licenses in order to pay rental compliance fees in fairfax now???

@Blake Brown is that Non-occupancy property tax in both counties? Throughout the state or just a Columbia thing? Thank you.

LOL that’s the one I was looking at. I just have no sense on how often they rent out, at what rate, and what the management costs are up there. If you know I’d love to discuss with you, it’s a reasonably serious inquiry, thanks.

Hey BPers,

Wondering if anyone has any data on how a purchase in Massanutten can pencil in from a cashflow perspective.

Thinking of purchasing a getaway house up there -- but mainly if it can pay for itself through a rental program, VRBO, AirBNB or another site.

Hey BP'ers

I'm interested in buy/hold investing in Jackson...I visited there last year and really enjoyed my time there and the atmosphere. Really like the broadbased economy (auto, state government, universities, healthcare).

I visited some neighborhoods with a wholesaler and there's obviously a range there.

I'm interested in areas that have strong cashflow but have some potential for appreciation, in the $80-110k range. If you have recommendations or want to start a conversation about the area please let me know. Thank you!

Hi folks

I'm an investor up in Washington, DC (i own four properties in northern virginia) but I'm looking to branch out a bit...I spent a little bit of time in Montgomery last year, really liked it, and it appears to be super appealing from a cashflow perspective, especially for SFH's.

If anyone knows of any agents who can walk me through the market -- with knowledge of the neighborhoods and going rents, and ideally with property management experience or references -- I'd be very interested in talking to them. This is a serious inquiry...I'll be back in Montgomery in the next couple of months and looking to buy.
