I work at the downtown jail (aka the center of Felony Flats). Honestly, the area doesn't have much more crime than the majority of Spokane's lower social economic population. Most people don't have an issue living there... But personally, I wouldn't be moving my family into that area. But the areas crime rate I think is the decline as they are trying to make the area more attractive.
My worry is that the plan doesn't work and the area gets worse!

Thank you for your service Tim! I am interested in both! I'm really from Hayden to Airway. Finding deals seems to be a challenge right now... It really seems to be a seller's market, but I keep looking everyday!

I made a post about Properties under the Spokane Forum, so far no one has responded. My biggest challenge is locating properties that make financial sense and are in a good area. There seem to be many that are cheap and will make money but in higher crime areas; just like there are many that are in good areas but will not turn a profit...
Any advice?

Homes located in Felony Flats are starting to be listed as "close to Kendall Yards." If the Kendall Yards idea works out and the neighborhood starts actually becoming nice, here in the near future, would these homes be worth investing in?
I have read a lot of things that state "don't invest where you wouldn't live..." But there are houses in the area that pass the 50% rule with room to spare and could (if Kendall Yards succeeds) go way up in property value.
Any advice for a new investor?

My name is Jayson, I was raised in Idaho since I was 12. At 18 I joined the Air Force and was stationed in Korea and then Italy. I then got out of Active Duty and joined the Washington National Guard. For my civilian job, I am a Corrections Officer with Spokane County and have been doing that since 2009.
I have a wife and three daughters ages 8, 5, and 3. I am a busy body and am always doing something. I graduated from Gonzaga with a Master's Degree in Organizational Leadership in 2012 and have turned my attention to learning about being my own boss. I recently completed my 5th deployment on the 1st of November, 2016 and have done a lot of self-reflecting about the legacy I would like to leave.
I have under 7 years left in the military and am hoping to be financially free at that time. Currently, I am running numbers on houses and reading everything I can get my hands on. I am going to be moving forward with investing in rentals and could use any advice the BiggerPockets community would like to give!
