Hi All,

I have had a number of people write to me recently to ask if I am able to help with their building permit applications for new/renovation projects in Ontario. I just wanted to create a post to spread the word that I would be happy to help my fellow BP colleagues with any questions that they might have relating to building permits or construction techniques. I do have my stamp and liability insurance and can help with a formal building permit application if needed.

@Dan Mays welcome to the forum. I'm located in Toronto and have a lot of experience with legalizing basement suites, and building permits. Shoot me a PM if you'd like to talk more. Good luck!

@Roy N.

It's a great method of building, especially in our climate. I am going to be starting a new project in northern Ontario and have been contemplating using Nordic/Swedish framing.  I would be happy to talk with you about the details of your project when the time comes.

@Roy N. yes I've heard a little bit about Swedish framing. Correct me if I'm wrong, but that system essentially eliminates the rim board space that we see in conventional western framing, and thus minimizes thermal/condensation issues. It also creates a more air tight structure throughout the home because the vapour retarder can be continuous at the floor structure. I believe they also have a wire chase built into the exterior walls.

Have you seen this system done in Canada?

@Arsenio Wilson there are many different way in which you can find sellers. You can search on Kijiji for properties listed as For Sale by Owner. You can also have a real estate agent send you expired listings, and then send letters to those addresses stating that you're interested in buying their home. You can also put put ads on Kijiji or throughout your desired neighbourhood and state that you are a real estate investor looking for properties. Just be creative!

@Matt Geerts permits can only be submitted if they are stamped by a licensed architect, or someone with a BCIN number, or an engineer. Not something that you can do yourself. If you need a hand with putting together the permit drawings, send me a PM. I am licensed and can help you out.

@Roy N.@Matt Geerts Interesting stuff. I am also not too clear on how to read this document. Are these all corporations that have defaulted on their tax payments?

@Jeffrey Hayeshave you looked at prices in Playa? I was there last week and looked at a 2 bed 2 bath condo that was listed for $650K at Azul fives resort. Not sure how far $175K will take you in that market.
