@Pat Chamara, I’m in a similar boat. I’m looking at New England (central Mass, Boston area, north shore, cape, or Conway NH area). My budget is the same - around $400-500k. I’d love to jump on a call and chat about what we are seeing if you’re available.

I may be approaching analysis paralysis to some extent. I'm a bit nervous about jumping in right now because it's such a sellers market and prices have skyrocketed since COVID. I question if the cash flow is still there given the higher prices. Also concerned about new STR regulations that pop up.

@Bud Gaffney, curious what kinds of opportunities you are seeing in the boston area. I’m checking out a few different markets, including central Mass, Boston area, and southern NH ski resort areas. Would love to hear your thoughts. My budget is up to $500k.

@Jason Regan, I'm from Mass too, nearby you in Worcester. I own a condo in Worcester and thinking of doing a 1031 exchange to upgrade to one that will allow short term renting. Curious if you know anything about the STR market in central mass.

@Matt Nico, can you recommend any places in the Disney world area that would make a good STR with decent cash flow? I saw that you offered advice to Raj so thought I'd ask. I've been looking in that area, thinking of a 3/2 or 4/3. My price range is $200k-400k. Thanks

Post: Selling rental to tenant who needs help with downpayment

I have a rental property that my tenant wants to buy, but he doesn’t have a down payment. Am I able to gift him $6-10k as a down payment? Can I increase the sale price by that amount (assuming it will appraise for that)?

Since he was a tenant in the house for 10 years, would this be a rent-to-own or seller-assisted financing deal?
