Does anyone know an approximation cost to get rid of mold that has basically consumed the home? I am in Charlotte NC. Asking price is 22K. is it worth dealing with?

I am thinking about purchasing a home. Initially I thought about using it as a primary home however, now I am thinking about using it as a rental. Would the bank know I am using it as rental if I got the loan with plans to use as a primary residence?

How many people used hard money lenders versus financial institutions on their first investment property? I understand hard money lenders have higher interest rates & shorter loan repayment terms. Only benefit I can think of for using hard money lender instead of a bank is a quicker close. Any other benefits? Hard money lenders are usually for people who may not qualify for a bank loan. Any investors decided to use a hml their first time? Or were you afraid of the risk from the terms, etc.?

what is the best way to handle a for sale by owner purchase? I am interested in buying an investment home using bank financing which I am sur the bank has certain requirements that need to be met before lebdibg tbe funds. What are these requirements? What steps do I need to take to make sure I am covering the important factors in getting the home at a good deal without anything coming up after purchasing?

oops, sorry I forgot to mention it is a duplex which does not need any repairs. Both sides currently rented. Will the info you gave still apply to a duplex vs a single family home? Would u still say it is a good deal based on these numbers?
