My wife and I are looking to move out of our starter home into a bigger house. I have some minor repairs, paint, and possibly a small to medium roof repair. We're waiting for a roofer friend to come give us a quote. My question is should I wait to complete all repairs until I move out to take advantage of any tax deductions or repair my home while living in the house so I could get the renter in as soon as I leave. Gross cashflow $600-650/month.

Nate,

You said that you have a very good realtor who get you these good deals.
Couple Questions:
How do find a good realtor for REO's?
How do you pay them for these properties when you wholesale?
When wholesaling, is there anything difference when flipping the contract from a person-owned or bank-owned? (I hope I'm making myself clear)

I don't think you have a deal here. Have you been inside the property? Do you know what repairs are needed? Using the basic formula, after taking the 30% off it would be less than what the bank wants. Maybe you can see if there is a possibility to do a short sale. If you don't have any experience with that then see if you can partner with someone who does. You won't make that much money off the deal, but you could gain some experience and do the next one by yourself.

Once you go to a potential seller's house, what do you do? I've heard that the best thing I should have is a system of a presentation along with what to say. Is there anyone that can give me some tips on what to put in a presentation or what you do once you're in the sellers house?

I would like to know once I have a property under contract with an inspection clause, do my buyer pay for it?

Another question I have is once an inspection is done, what do I do if something unknown is found like mold or termite? I know I would need to negotiate the price again, so do I cancel the contract and start another one or do I just change the price on the old contract.

So you're saying that if I wanted to, I could have different business cards for each type of target I want to reach. Targets such as having sellers call you, finding investors and partners, and recruiting bird dogs.

Well, from reading a couple of posts from this forum. The split would depend on whatever you and your partner agrees upon. Just make sure you have everything in writing.

Anyone have advice for putting information in back of the business cards?

I was thinking of putting the kind of houses I buy; like ugly houses, pretty houses, pre-foreclosure, probate. Anything else I should put or change?
