Have you investigated what the zoning is for this property and whether it would allow adding another unit as you propose? If its R-1 Residential zoning meant only for single family houses it might be a no-go unless you are in a market that has started pushing ADUs because of a housing crunch.

Second is municipal regulation especially with STR. More and more places are regulating STRs, so if that is part of your plan I would investigate that thoroughly and also try to gauge the likelihood that regulations affecting your plans might come about in the foreseeable future.

Good point. We did reach out to the city planner to ensure what we are thinking of doing is legal. This city does have short term rentals rules in place that make it legal, but they are a bit vague.

Hello All,

My wife and I are trying to decide whether to pull the trigger on offering on a single family property. It will not be a house hack from the get-go but we'd like to make it into one by finishing the loft space above the detached garage. This will be a significant project including running plumbing from the house or road, insulation, drywall, electrical, and finishes. The hope is that we can either STR or LTR this space, and possibly rent the rest of the house out later if we want to move out. It's in a desirable area with good schools and walkable to a nice downtown (Hopkins). I am trying to think of how to approach this and weigh the cost benefit of finishing this space. Would welcome any thoughts, ideas, or similar experiences.
