@Danny Duran It's very difficult to find a cashflowing multi-unit in the N and NW neighborhoods that meets that criteria. They just aren't listed on MLS and if so, they'll get snatched up immediately.

You'll pay a premium for a move-in ready property in hot neighborhoods, so as others suggested, expand your neighborhoods or look for a place that needs a little work. Some of these places just truly need to have rents increased as they're managed by investors that are reluctant to raise rents or don't research current market rents.

Btw, I'm a big fan of doing an FHA owner-occupied loan for your first investment.

@Ben Wilson Welcome to BP! Great advice and resources all around. I invest in multis on the Northside, currently owning in Avondale and North Center. I also did an owner-occupied multi for my first deal with FHA financing and have had a great experience thus far. Good luck getting your first deal!

@Arthur Banks Congrats on this deal! I looked into a 203K once for a property once and decided to go in a different direction, so good to read about your experience for future reference.

Agree with everyone else's comments. Understand what the expectation is and then go from there. 

I just added one to a unit because every other comparable unit in the area has a DW and it was the main verbal drawback from everyone that saw the apartment. Even the tenant that eventually rented it asked about adding a DW and I ended up doing it when they renewed their lease. Nice "gift" for them and helped me justify a rent increase as well.
