What the Judge decides in court. I'd had different judges define acceptable wear and tear differently.

If they have renter's insurance, it should cover their property. I had a tenant where the basement flooded due to a failed sump pump, and had renter's insurance,  and insurance covered their dryer.

I was thinking about selling a property using a Flat-Fee MLS listing, but have been told by realtors that they would probably steer buyers away due to the extra amount of work involved by the buyer's agent due to no seller's agent. Any thoughts on this???

I've researched doing a Flat Fee MLS listing on a property I want to sell, but am leaning against it due to the fact that I was told by other realtors that they would steer a potential buyer away due to the 'perceived' extra work that the buyer's agent would supposedly have to do due to no listing agent. Any Agents care to chime in?

@Christian Criswell- Depending upon where your property is located, there are different agencies that handle section 8's throughout NWI.

@Dan Beaulieu- Are any of the backup offers all cash? If so, you got your answer. Most people buy on emotion and would be willing to pay more due to that emotional attachment. I personally would take my chances with the backup offers especially of the offers came in just after listing it, 

@Account Closed- I love all the "investors" coming from out of state into my market in NWI  (Northwest Indiana) and paying way over value for properties to get started, or are presented with such a great deal that you can't pass up! Many investors are buying into the wholesaler's/realtors  numbers in my area without doing their research. A lot of wholesalers/Bloggers on BP promoting NWI as an investor's haven. It just means more properties coming back on the market and reduced or distressed prices when the market turns (and it will- it always does) since they won't cashflow with higher vacancies, etc. I get requests almost daily from out of state investors asking what I think of this property or that property and I try to give them an honest answer although 90% don't follow it and overpay for them. They are paying way too much for properties that are already at razor thin margins.. Oh well, time is on my side. Keep buying and overspending! It reminds me of someone going into a car dealership and seeing the Sticker price and saying "Gee, I'll pay 10k over so I'll be sure to get it!". Then realizing with time that the value has dropped and wonder why. Let them all overpay!
