Glad to help. I'm orignally from NE PA myself. A little small town about 30 minutes north of Scranton PA. I moved down here to South Carolina about 3 years ago. I can't blame your Dad for hanging on to his land. I'm not too familiar with the gas lease specifics, but from different opinions that I have read from people back home and in other areas differ. Some say good, for the economy specific to that area, and some say that it is bad to the natural resources of the area.

Yes, Ingrid, I have. The area that I (Tiffany) am originally from is exploding with gas leases. The area that is most effected recently is the Souther Tier of New York State (areas including Binghamton NY and surrounding areas) as well as Northeast PA. If you go to the Press & Sun Bulletin the local newspaper for these area s (pressconnects.com) you can find alot of information on them. Just search gas lease, it may even be on the front page.

I believe this is due to the Marcellus Shale formation of natural gas that is under these areas. Hope this helps. If you need any additional information feel free to contact me.

I would like to know some additional information as well. I'm trying to sell my home, however, it is zoned commercial so I'm thinking this might not apply. :-) But it can't hurt to try that is for sure!

How would one be able to buy pre-auction? Go to the county, the owner?

I have had my commercial property listed wth two different agents. Honestly, both talked a good game and seems to be motivated by did little to market my property. I don't mind paying commission, however, 10% is the going rate from what I have heard and honestly, I feel it is a bit much, when I have done alot of marketing myself along with my wife. We even had the latest realtor tell us that certain businesses would not be interesting in our property due to size. However, when our contract was up, we marketed our property to some of these companies and even had one show up and like the lot, size and all. So, this is one example why I am asking. Thanks.

I'm not sure if this is the proper fourm or not. I did a search and could not find anything. I was wondering if anyone has had any experience dealing with leasing/selling land to a cell phone company for use to put a tower on. I have two seperate residental pieces that I have in mind. One is land locked (which was deeded to me) and I have no use for it, it is land locked. Any info on this would be helpful. Thanks.

Is there a certain area of the country that is better to invest in for timber purposes? I reside in SC, but my wife is originally for the Northeast. We have seen acerage cheaper up there (NEPA Souther tier of NY) than here in SC. I have heard there is a difference in the actual timber itself.

For future investment opportunities, I'm not too sure yet what types I would look into. Something that would be a good investment form someone starting out of course. My current property that I own is vacant land thats zoned commercial.
