Just starting going to REAPS (The Real Estate Association of Puget Sound) to begin networking to find both a management company and some hard money lenders. Any local Seattle locals know of some good property management companies and private money lenders?

Does anyone know of a CPA in the Downtown Seattle/Bellevue area that is versed in Real Estate? I'm over in Lower Queen Anne.

To be honest I'm treating it as a rental property/multiunit and that's where I'm making a mistake.

It turned out the seller wouldn't take my offer off craiglist, but I'll take the NOI of the property (try to include vacancy rates, etc) and compare it to what it's actually doing.

divide the NOI by the area cap rate and go from there. The craigslist offer was for Florida.

Ryland, to be honest, I've only done research on the Central Florida market and just recently thought it would be a wise idea to try flipping. I'm looking at anything within an hour of Seattle in any direction.

I've just recently bought a property in Orlando, FL (where I am originally from) and have cash flow of $150 a month. I live in Seattle and would like to get involved up here as well, but more on the side of flipping homes.

For my Seattle locals, I have a few questions...

1.) Where are you all finding the better deals? I've found a few decent ones on craigslist.

2.) If I'm not the most handy person, what are other cost effective ways to flip a home?

I appreciate the feedback.

From an investor just starting out with one property (hoping to have #2 within the year) would it be beneficial to plan to create multiple LLCs and use a holding company?

Little late to the party here. I just joined BP and wanted to search for this before posting.

I just got my first rental property and should close on it next week. I want to create an
LLC for my properties and have a few questions regarding the original post...

1) I live in Seattle. Property is in Florida. It sounds like my LLC will be registered with the state of Florida... is that correct?

2) Is it worth it to create an LLC for each entity or is it safe to throw all properties under one LLC?
