I am currently rehabbing a 12 bed Adult Care Living facility and looking to talk with anyone that currently owns these in the 10-30 bed range.  I am located in Florida and would prefer hearing from an owner here in Florida  but will gladly talk with anyone in the country.  I also will be rehabbing two more facilities of the same size.

Rachel,

I have done quite a few "traditional" rehabs that I have loved doing and took a lot of pride in completing.  I have looked into restoring the old "historic home" and decided that it wasn't for me.  I would love to bring one of those homes back to glory but my buddies who do rehab those homes say that getting the approval from the historic committees is very difficult and you have to restore the homes based on their determination of what they want the home to be like.  If that is the direction that you are looking to go and are passionate about it then you have a good chance of succeeding, just beware of where you are buying and make sure you can rehab the way you want without having to answer to some committee.  Good luck

Thanks Tyrus, that would be a great help. It is currently approved for 6 beds as an ACLF and 12 beds as a group home. I am submitting a request to increase the ACLF to 12 beds

I have posted different directions on what I want to do on a 4400 square foot home/building that I am rehabbing. My question on this post is how to determine what I should list this place for either as an Adult Care Living Facility or a Group Home. I have consulted a commercial appraiser but they want nearly $3000 to just give me a number to list it at. It is currently approved for 6 beds as an ACLF or 12 beds as a group home. How do I determine what I can sell this for without an appraisal? There are no comps in the area that I or my realtor can find making this a very difficult place to determine value.

I am currently rehabbing a 4400 square foot home/building that I will be selling as an ACLF. It is currently zoned to have six ACLF beds but am pretty sure I can get approval for 14 beds. During this rehab, I have started thinking that maybe I should keep this and own this as an ACLF. I am not sure the costs that may be associated on a monthly basis. If anyone has owned and operated an ACLF can shed any information on this subject, it would be appreciated.

Good Afternoon. I would like suggestions from experienced house rehabbers that may have fixed up an ACLF (Adult Care Living Facility). I have a house/building that is located in a residential neighborhood. It is 4400 square feet on two acres and very peaceful. It has been vacant for a few years and was most recently a shelter for troubled teens. It is zoned for 10 beds, has an office and the place is up to code including the commercial kitchen that is there. It is in need of a lot of repairs due to several roof leaks and sitting vacant in the hot and humid Florida sun. I have been trying to decide if I should gut the place and do a full rehab to return it to a residential home or turn it into a ACLF and only spend half as much on the rehab since I would just repair what needs to be repaired as opposed to moving walls, ripping out ceilings and kitchen....etc. I cant find any comps for an ACLF so setting my ARV is difficult on this one. Is it because that these ACLF homes are in high demand so they don't come up for sale often? Anyways, would like some opinions on the best way to approach this. Thanks everyone

Rick, that is a fantastic idea!!!!!!! This guy is a muti-millionaire so doesn't need the money but a great guy that wouldn't do something like this for himself so you have given me a fantastic suggestion. I am a commercial pilot so could actually fly us down there and catch some big fish.
