@Kirk Perecich I can't speak for everyone, but if I sign a contract, which is what happens when you take out a loan like FHA, I actually uphold my contractual obligations. If I don't want to uphold those obligations, I don't agree to the contract. This may mean I can't do business with someone or get a loan I'd like to have or drive the Maserati I've always wanted, but I value my word more highly than those other things.

While I understand the expectation of a market downturn, doesn’t the RealtyShares issue reflect a problem with their business model rather than of the underlying asset class they were using?  GM was bailed out, but it wasn’t because people weren’t buying and driving cars.

This is excellent. I particularly like the inclusion of the trends. I’ve been impressed that the rent-to-price ratios on the island are very low for potential LTR relative to some of the mainland markets I’ve been looking in.

Living on Galveston island is great and I love my view of the water.  I'm just intrigued by someone moving across the country to live and invest here.  It's so interesting how varied things are from one place to another, not just from a market perspective, but in many different aspects.  Do you plan to find a beachfront multiplex here?

I’m far from expert, but I’m interested in what has convinced you our local market is near its cap. I have the same belief, but am not sure of my analysis. Several buyers agents have told me I’m wrong, but I also don’t trust that they’ve analyzed the market in any detail
