@Josh Sexton In 2005 the market was nuts. I wanted to at least be on the same playing field as other investors, so MLS access was a must. I also realized that I could make some money helping out people without MLS access, so it was a win-win in my case. Nowadays, most real estate professionals are avoided like the plague, and the information is more accessible so it's not as necessary in my opinion.

Wow! Thanks to everyone who's reached out; I can already see that joining was a good idea... @Brandon Turner I'd love to share my story! I have to admit I'm a little "star-struck" that I'm actually interacting with you after listening for 73 shows. To wrap up 10 years in a few sentences, I learned the most when the market turned. At my peak, I had 7 rental units and was self managing. All my tenants moved within 6 months of each other, and I never got them re-rented. I sold everything and probably only ended up making $20k total. Jump to a few months ago, I started listening to the podcasts on the train on my way to work, and I got "the itch" again. I renewed my license mainly for myself, but may do the Realtor thing part time. I have since stumbled on and bought two single family homes and they're the first bricks in building my new and improved business!

Hello world!

My name is Jerry Brown, and I've been around the block with this whole real estate thing. I purchased my 1st of many investment properties in 2004 at the age of 21, and got my license the following year. I worked as a "retail" agent for some time after that, and had to make some changes in my business when the market turned. I lived to tell the story, and the knowledge I gained from my experiences has proved invaluable.
