First let me apologize to all those that took the time to respond. The last few months have been a whirlwind. Thank you all for your answers. So these condos didn't work out but I'm still looking for properties that cash flow. And now that we are picking up more projects I will be wholesaling those that we can't get to. I look forward to doing business with you all.

Yeah I know I tried to delete this message, because I actually have 20k that I'm putting into this deal and information for lenders that could help them make a decision. I couldn't figure out the delete option and then the edit option wasn't clearly visible for me either.

Oh rehab timeline is 6 weeks - 2 bathrooms and kitchen (countertops and cabinet refinishing). Comps: 205K, 225K, 190K, 226K - only 1 comp has been renovated.

Hey I'm looking for a private money lender just got a contract on a 2Bd 2Ba 1 Car garage condo in a gated community. Here are most of the details, if you need to see pics or know the address let me know. Several Comps in the area that have sold within the last 6 months. Built in 2006 - near transportation and shopping - a true young professional neighborhood.

PP: 129000

Rehab: 31700

ARV: 210000

Asking for $160,000 

Closing Aug 6th

 Hi! Welcome to BP! Well I just started reading Brandon Turner's No and low money down book, it has tons of good tips. Also if you're a pro member you have access to a large number of archived webinars on this and many other topics.  Also banks tend to look more favorably on those owner occupied 4-8 units.  Choose a great neighborhood! @Josh Mitchell thanks I hadn't considered that. Hmm could a portion of that be included in the rent? And did you have an issue with parking or lack their of with your condos?

Hello!!

I need help before I start calling around to find folks to help clean up some mold. What is the on average cost to have mold in the basement cleaned up? Any tricks to prevent it's return?

*investment house that I'm considering has mold and trying to get an estimate for the rehab. I'm in the DMV area.
