Thank you everyone for the input. I do work full time as a tow truck driver for AAA. I was young and dumb with no knowledge of credit until it was to late. Looking at my goals for myself and my family I figured a clean slate after bankruptcy would be a good starting point to build off of. I do eventually want to get into most facets off rei but to start I want to purchase rentals to create a positive cashflow on which to build. Because of my situation I won't be quitting my job until I'm stable enough with enough cashflow to sustain and grow. I hope all of you will send me colleague request so ee can keep in touch for the future. Best of luck.

I have been wanting to get into real estate for a few years now. After reading a few books to try and understand the fundamentals I have no idea where or how to start. I read in a book your network can be your biggest tool to success so I figure why not reach out to one of the largest networks for real estate investing.  I live in a small farm town with no money going through bankruptcy.  About a year ago my fiancee and I had to move back into her parents because of financial issues. Now with one chil and one on the way I feel it is more important now than ever to get started in invest. Please share all knowledge as to how to get started, what should my first steps be. If thdre is anyone around Medina Ny that would be willing to mentor me that would be fantastic.  I don't mind trading some sweat equity.  Thank you in advance.

thank you for the advice I greatly appreciate it. I'm just really anxious to get started, its been a dream for a while. To get my credit in shape enough to get a loan it will take me probably 5 years.

I am new to real estate and have been reading books, listening/watching webinars, and picking peoples brains for around two years and decided now was the time to act. With talking to a realtor she showed me two rental properties that are priced greatly and rented to long term tenants that plan on staying. The problem is my credit is not that good at all and I don't have a savings. I was thinking of trying to borrow just enough money to get a hard money loan for a year or two and save two put down a higher percentage on a traditional mortgage. Does this sound like a reasonable idea, or does anyone have better suggestions?

Joel Owens I tried looking it up on realtor.com and zillow.com but was unable to find it. I actually found this deal on craigslist and I am thinking everyone pasted it over because I'm in a small town right between Buffalo Ny and Rochester NY. If it is for sale by owner how do I go about getting it under contract contingent on financing

Sorry my phone is a little bit slow when updating the posts. No unfortunately I don't know anyone that could lend me the money. I have racked my brain trying to find someone that would so I have gone as far as trying hard money lenders which was kind of a last resort. J Scott would you happen to have any suggestions?

J Scott Thank you for showing me a break down, I am pretty sure I over estimated because I will be doing almost all work myself. As far as the Apartment building what did you think of that?

Jon Holdman I Just looked and I see also I made a mistake, in all honesty it was the apartment building I am really interested. The single family was just to create the capital that would be needed for the reno of the complex.

Also, if someone came to you with a deal for you to finance a deal like this, what would you need in return, what would you be looking for in order to say yes to the deal?
