Yeah I've seen pics from the last one. Going to be a lot of folks. Which I suppose is a good thing, we're all in to network too. Might make conversations at the bar, cafe, restaurant a little difficult. Governor's suite is pricey but there's three of us coming and we wanted the dining table and living room area to talk shop while we're in the room. Going to be our remote office for a week. I'm really looking forward to meeting the faces I know well in person.

@Jesse Flores Sounds great. Glad you were able to get a ticket! We'll be arriving Friday evening so we'll have some time at the hotel before things start. We can definitely meet at the bar. We also have the governor's suite if any of us are looking for a more private meeting space. I imagine it's going to be packed that week.

I want to start off saying that there are often options to get tenants assistance they need to pay rent so you don't have to throw someone out on the street. I've been able to use state programs and work with local organizations to get some good tenants rental assistance.

That being said, if you need to evict you may have options. One eviction went my way because the tenant did not provide the required CDC declaration form. Here is an excerpt from that document:

"Under the CDC’s order you must provide a copy of this declaration to your landlord, owner of the residential property where you live, or other person who has a right to have you evicted or removed from where you live."

I was able to execute a few other evictions due to illegal activities, ongoing damage to property, and significant lease violations. The CDC order only provides protection against non-payment of rent. Each state/county/town may have there own eviction bans in addition to the CDC order, but I would recommend speaking with an attorney to see what options you may have in your situation. Also, make sure you give all proper notices, delivered at the proper times, and in the proper manner to make sure your case holds up in court. I would also suggest having an attorney represent you in court during these legally challenging times, although this can be expensive.

So while evicting a tenant these days can be very difficult, it may not be impossible.

I have done a few evictions during the eviction ban. The CDC order only provides protection against non-payment of rent. In my case I was able to execute two evictions citing illegal activity. Another eviction I won because the tenant did not provide the CDC declaration form in court. So it is still possible, at least in Virginia. While I would encourage any landlord to use assistance programs out there to work with tenants who are trying but struggling to pay rent, if they are just milking it or causing serious problems other than not paying rent, you may still have options.
