So... I've found a few names in public records on deed of trust's that are individuals loaning to individuals and RE investment LLC's.
My questions are...
What is the best way to contact the potential lender?
What are the best ways to ask for the investment?

What do you guys think about this intro...

"Hello, My name is Justin Bird, I am a RE investor and I noticed that you have invested, through private lending, in RE. I was wondering if I could find RE deals that were below ARV of 70% if you would be interested in partnering with me in getting one of these deals done?"

I really am looking for ways to open the door with these private lenders so any tips would be much appreciated.

If you are a private lender please let me know how you would like to be approached when being asked to invest in a property.

I would really like to establish a relationship with the lenders before I need to have money at the table.

From what I've read people charge their end buyer's double, and non refundable, what they have to give the seller as earnest money.

Does anyone have experience with the SIMS system that he is marketing? is it worth it? does it generate as many leads as it claims? does anyone know better ways to generate the leads for free?

Very good info in the previous posts, it wakes the hamster up he starts the wheel a turnin' again. :)
My question would be... When you cold call a private lender what would be the first thing you would say to them to keep them on the phone and not have them slam it down on you?

Feel free to answer this now if you have found success with a particular "opening line". It would be greatly appreciated. I've been struggling with this one for a while.

Alan Cowgill is a big name when it comes to private money, look at some of his stuff.

What I always do is read the free articles, then if I am still interested, I will go through various forums (like this one, although I am new here), and either read posts, or post a specific question.

i have read just about everything free that I could find for him. I am looking for anyone with experience using his product that I can trust... not just something that is on his website. I like what he has to say most of the time but I'm wondering if it's really worth purchasing.

Josh,

Supposedly it teaches you how to find private investors. he walks you through every step supposedly. gives you marketing material and scripts as to what to say and so forth and so on. I was just wondering if anyone had experience with it and if it would help stream line some things for me as a new investor.

OK I'm interested in purchasing Alex Gurevich's "borrowing millions from private investors" "package" or "study material" or whatever you choose to call it. Problem is I can't find enough reviews on him and his products to go ahead and make the purchase. Has anyone purchased his products or this product in particular? I found one spot where there were a few reviews that were not on his website here is the link
