Thanks Bill. I'm planning on partnering with rehabbers/ flippers where I would be the one providing the funding and we'd split the profits. There are 2 models I'm buildiging.
One where I hold title, the rehabber puts in the work and funds the rehab and we split the profits.

Second model is funding a turn key flipper. I provide full funding including rehab,. The flipper holds title, I get a promissory note secured by the property and in addition a cut of the gross profits

The way I set the second model is a limited partnership agreement (each one holds there own LLC).When the funds are transferred for the purchase I get a first lien with the promissory note.

BTW - I'm reading the other thread on the Forming LLC/ Partnership with Rehabbers - Looks a lot like what I'm planning to do so thanks a lot for the input!

Do you know an RE attorney or/and a broker who work in Florida?
