Continue to grow your $60k till you have a defined and clear vision of where you want to invest it. Figure out if you want to be active or passive. Just as @Ivan Barratt states, continue to self educate yourself, go to conferences that interest you, read books, go to meetups, ect till you figure out what part of the journey you are going to take.

Raising capital starts with your inner circle. People invest with people first then the deal second. You have the tools and background so think of it this way, if your friend had the opportunity and the background that you have would you listen to what they had to say?

You're getting a mixed bag here. Do you have a team (accountant, CPA) that you can bounce this off of and guide you to the right decision for you? All in all, as you can see and read in the comments, its a matter of what the market values the items and not what you cherish as a prize possession. Good luck!

Knowing your investors is the best way to go about structuring your deal in the beginning. But as you gain a track record, you can establish the terms that work for all parties. Using a combination of pref and equity is the typical structure investors are used to. New investors you'll have to educate what that looks like and experienced investors will already have the knowledge of the terms. Happy investing!

How wide is your trusted network? Remember, investors invest in you not so much the deal. They are trusting you with their capital at the end of the day. They look at the team then the deal. Hope this helps and happy investing!

Congrats on turning the wheels and seeking your first investment property at such an early age. 

If part of your plan is to become an agent to sell homes to others as well then seek your license. If you have no desire to sell homes outside of investing then you do not need a license. Hope this helps and happy investing.
