Hey Scott,

Congratulations! I can relate. We bought our first site unseen at an auction. Ended up being a tear down. Nothing was to code. So by the time we went through every board (building, planning, zoning) for consent to rebuild due to variance issues, it was the dead of winter in Upstate NY! Being we had to pour a foundation, we couldn't event get started until March this year! So we are now in the final stretch. The area is beautiful, but apparently has a bad rap from its past. We are now under contract for our second as well. (third too, but major foundation issues, so may have to walk from that one ... we'll see!)

So my biggest tip is location, location, location! Do your due diligence and do your research. 

And a for your weed issue, overseed! Go back over the lighter areas with more seed. Grass will choke out the weeds. Just be careful not to clump!  Be blessed in you future ventures!

Thank you Bryan! Our focus is to rehab and re-sell. We have been focusing on the MLS to date and are finding that may not be our best direction. There is much competition and little reno funds at their price points to do everything I would want to do to the house. So we are working with FB to develop a better marketing plan to find unlisted properties and for sale by owners, as those properties are usually more distressed and have better financial room for improvements!

I hear what you are saying Phillip ... believe me, I was a skepticl also. But not any more! The FBM education and the tools and systems I have received and continue to receive through Fortune Builders is mind blowing and unsurpassed! I do not regret one penny spent toward my industry education and consider it as an investment in the future of my company. It's like going to college ... no different. I have classes, coaches, webinars, homework, all of it! And it saved me time and much aggrevation having their tools and coaches available to me at all times and not having to reinvent the wheel. Are they always selling stuff, yes ... but they are selling products that they believe will benefit your business. You don't have to invest in all of it ... they simply inform you what is out there for your use. There is no pressure. You can either take years to create your own systems (which I did in my last business) or buy into theirs. They have a TON to offer and I simply pick and choose what I feel will benefit me. And they do now have an investment company for Mastery Students to both invest through and borrow from. I am a huge fan and use their systems daily. I wish you the best with your company Phillip!
