Post: Park Forest, IL - Would you so this deal ?

Hi Guys, looking at this deal in Park Forest IL. Older homes in decent shape and good long term tenants.

3 Homes - avg price 100k - here are the numbers.

1. Purchase price - 300K | Property Taxes - 24k |Mortgage Payment - 18k (25%) down | Property Management | $4.5K

2. Rent - 49,500 | Gross Profit (rent minus taxes and property mgmt) - 26K | Net Cash Flow - 8k

Thanks ! Is there money in buying turnkey properties and holding in the long run based on decent cashflow ? I dont think I have the infrastructure to buy fixer uppers...

Thanks ! That makes perfect sense - the area that have a positive trajectory already have the premium built into the price.

Would you recommend an area with low taxes and upward trajectory ?

Btw Meridian, MS has a continuous influx of military personnel due to a 3 year school in the area.

Hi All,

New investor here - looking to build to 10 rental proerties over the next two years. Cashflow is the current strategy and focus. How are these areas which I have zeroed in on due to low taxes. I live in the Seattle Area and looking for properties in this area due to low cost i.e. sub 130K.

1. Meridian, MS

2. Lille Rock, AR

3. Country Hill's, IL or Park Forest, IL.

Would love to hear some thoughts from the pros here.

Hi All,

I am a newbie to investing and considering sub 200K apartments in Journal Square as rentals. I am wondering is this is going to be a good decision in 5 years and if there is a good rental market for these apartments. I am hearing a lot of new properties coming up in the area.

ANy thoughts ?

Other option are to to roofstock and buy already rented homes out of state - seems too much a of leap for a first timer.
