Thinking of applying for HELO or Refinancing my personal home to get down payment for Rental Property. Is this a good idea?

I am wondering if there is strategy to make sure you can get tenant ASAP right after closing your Rental Property. Is there a listing or anything that make sure your property is rented right away with right tenants?

Hello BP Community. 

I am very new to RE Investment and hoping to get few advises. Is there any DSCR lenders that will help rookie like me to fund a duplex as rental property without a down payment? I do have 760+ credit score but just don't have money to make down payment at this time.

I am starting my journey to Rental Property. I do not have capital, but I read that there are lenders that will lend full amount. Main goal is to have 7+ properties in 10 years. As new to rental properties, I am wondering if how I can get tenant to my property right away (maybe within 30 days of closing). Any advise what lender i should request funding. I reached out to Conventus Lending. Anyone had experience working with them?
