I'd be leary of homeroom.  I bought a house.  Made it to their specification. Paid everything off on it so no debt.  Had it with them for 6 months and they can't cash flow positive. They charge you utilities for anything over $250/tenet. I had 7 rooms available to rent.  They have it to 3 or 4 tenet now after 6 months.  Rent collected way under fees paid lease, extra utility charges to me, management fees, taxes, insurance,  do not even come close.  Maybe try padsplit. I was told this was prime spot as well. .

In general, HomeRoom owners are happy owners. I know that from the dozens of positive posts on here and from talking to owners regularly. When someone is less than satisfied, my team and I use it as a learning opportunity in order to improve the experience of all owners.

For example, we no longer offer used refrigerators, because we are now able to provide quality new refrigerators with a year-warranty for a similar price. Some of this is just due to scale and the fact that we can now demand better pricing from our vendors.

 So far trying to get going with homeroom is pretty negative in Indiana.  The company is pretty inefficient and don't seem to have any solid plan or know how their own operations work after you sign to go with them.  I had to start all services including internet and they don't know how they will reimburse for services since they aren't paying for them.  They also delay the renting out process and have been delayed latest an extra 10 days so they can take pictures.  They don't seem to respond to email with answers they say nothing or they will ask management and it'll be over a week since originally asked questions and no response.  All this and the rooms aren't even rented yet.

Lots of folks are still writing off Detroit but more and more are waking up to the opportunity there. The city is undergoing massive revitalization and investment.


@Travis Biziorek, hey I was wondering if you could help me as I haven't invested in homes before and live in AZ, but houses are just too expensive here to buy. I was wondering if you had someone that you used and trusted for buying the right properties to rent out in Detroit and doing any rehab. I know you manage the properties yourself, but was looking for property management as well. I was looking at Detroit and Ohio based off everyones comments.

Anybody invest with these guys.  They had an ATM fund that looked interesting, but I couldn't find anyone talking about them online.
