For finding your first deal: get on wholesaler's lists for the markets you're interested in flipping would be the easiest way. You can also browse MLS everyday if you want but I like seeing deals coming into my inbox everyday, even if I'm not ready to buy. Network as well and go to local real estate meet ups.

For funding: you can HELOC, find a private lender to lend you 20% down, find a capital partner, or just live below your means for a little while and save till you have the 20% down (can go higher or lower than 20%, but 20% is generally required for fix&flips & BRRRR loans if not going conventional).

Hey thanks for the info! I really need to get a better handle on the financials. My credit is good just don't have much saved yet. I'm a freelancer so I have time which I feel is valuable so I can add some sweat equity to whatever I do. Is there a particular wholesale list that you can recommend? Haven't really found any resources locally. Just sort of living through BP and Zillow at the moment.

Hey thanks! Yeah looking at Fix and Flips and BRRRR. Can't really get my wife behind a house hack LOL..

Awesome. My wife and I had a place in Margaretville a couple years ago I flipped so know Kingston. Looking for fix and flip and maybe buy and hold for long term rental.
