Hi Todd hope all is well I have to agree with @MarlonWilson in today's Houston market 70% deals are quickly becoming a thing of the past in the company I represent we use 75% which still is hard to come by unless you yourself are doing the work.

As the old saying goes knowledge is power but knowledge without action is useless information. When it comes to marketing there really isn't one full proof way to go about it but a direct mailing campaign and talking directly to your potential sellers has gained me the best results. Wholesaling is not easy by any means and the more you read and learn the more effective you will be as you learn to take more and more effective steps. The one reccomendation I can give you is to segment your area of interest for example choose an area in your town and learn it like the back of your hand once you learn the possible ARV's and what homes are being sold and bought for you will know how to make those numbers work in your favor. So keep at it and don't give up.

Hi Christian one golden rule when it comes to your flips is have your team first which seems like you and more importantly do your DUE DILIGENCE I cannot stress that enough. I am sure the wholesaler is a good guy but the numbers have to work and many times in my own experience I have found that alot of these wholesalers don't have a clue about rehab cost or at times the deal is too tight. You along with your team should go through the numbers and if the numbers make sense than pull the trigger and if not walk away, Good Luck

Hi Mike hope all is well as an insurance agent I would recommend you get an umbrella policy which is a liability insurance policy I would urge you to get a policy of 1 million dollars in coverage since Im in Houston Texas these policy usually run anywhere from 300 to 350 annually you should sit down and speak with your agent and look at your options or if your agent has not had the sense to offer this type of coverage in the past maybe you should consider looking for a new agent all together. Thanks for all the valuable feed back @Jon Holdman as I was taught here on BP I talk to the investors and see what area and what type of homes they are targeting and that is what I search for I then make sure the home is vacant and get in contact with the owners and even find their new mailing address since no one lives at the property I am looking at. Then I ask to do a walk through of the property which 90% of the time they are more than willing to show me around since as many articles here on BP have stated that since the home is vacant the owner is usually motivated to sell. I offer the ARV value with using retail rates not wholesale I try to take the information as far as I possibly can so I can make it as easiest as possible for the investor based on their needs as I stated in the beginning everything was working fine but suddenly it stopped and the motivated sellers stopped calling me leading me to believe that I was cut out all together. Seeing how I know you have a lot more experience than I do even if these so called investors did cut me out I would like to know if the services I am providing are of any value or should I be doing something different?

Hey BP world hope everyone is well. I have been Bird Dogging here in Houston Texas for a little over 4 months now and in the beginning everything was going well I would drive for dollars and find vacant homes in established areas and using the techniques that I was taught here I would present the list of the homes to my investors and slowly but surely they would make a deal and I would collect a small finders fee as I am trying to have income to enter the wholesale part of real estate, but lately that has all stopped and honestly my calls nor emails have not been answered I would hate to think that I was taken advantage of and the investors I was working with simply cut me out of the deal or in my case my small finders fee. Any bird dogs out there with the same potential problem ? and if so is there any way to get around it besides working with a new investor all together please advise thank you.

Hey Will I gotta say I agree with Braden I too went to that seminar and even though we learned great stuff there are other ways around that huge expense that they charge and this website will help immensely also i do not know if you are aware or not but right now Florida is booming with great investment opportunities so take advantage of living in a great state. Join local real estate investment clubs also known as rei clubs. In all honesty you will need income to do wholesaling but you will see that is will mostly lie in your marketing and perhaps holding cost but as Braden states if it's a good deal buyers will be knocking your door down. So don't let fear stop you and remember with more education the fears dwindles away so good luck and keep on learning.
