Hi All,

Thank you all for your responses. This is excellent information. The area that I am focusing on has a lot of buy and hold potential. There are also good deals for flips out here as well for the investor that was considering looking out here.

Hi Rick,

Mostly it is a buy and hold city. Prices have not recovered as quickly here as they have in Cobb county and other places like that. There are good deals here though. They just take a bit of time to find. For an investor that is willing to look out here, they will find deals with bankruptcy, pre-foreclosures and absentee owners.

Hi all, I know that as a wholesaler, I am looking for properties that meet or are close to the 70% rule. However, I have been getting a lot of calls from sellers that have property with tenants in them. Most of them have tenants that are paying on time too. Some of them want to sell, but the spread doesn't come close to the 70% rule. My question is this. Do buy and hold investors care about the 70% rule as much? What other criteria does a wholesale deal have to meet to be attractive to a buy and hold investor?

Hi all,

I am a new wholesaler in the Douglasville GA area. I was wondering how many of you guys and girls are investing there, and I was interested to hear the thoughts you all have on this area. I have lived here for many years, and the areas that most of the people are buying in is the Chapel Hill area. There are a lot of renters in Douglasville,and there are a few sections that new construction has begun again. Has anyone in Georgia invested successfully in Douglasville? I would love to hear feedback from everyone. Thanks!

Hi All,So I have my first potential wholesale deal here. I have a gentlemen that is very motivated to sell a commercial property that he owes 118K on. He has owned it for 6 1/2 years. He said that had the building appraised for 209K. Of course I am going to do my due diligence to make sure that is the case. All of the buildings in the commercial property are rented. He wants to pull some cash out of it. He is willing to negotiate and wants 145K for the property. My question is how different is the process for pulling comps for a commercial property vs. residential? I want to make sure that I properly get the ARV for this building. Also, I need to go out and check the property for repairs. Any advice that you all can give is much appreciated. Thanks in advance.

Hello all. So I have been looking at the FSBO sites, and I have seen a lot of properties that have been "renovated" by the owners. All of which have stated that they are willing to negotiate. Of course, I will still do my due diligence in regards to the numbers, Since I am new, I did have a question. I am using wholesale as my strategy, and I was wondering if anyone has ever done deals off of a FSBO site that has required little to no work at all. Has anyone ever seen, or done this before? Making sure my offer is a great deal for the buyer is my goal, and buying low enough with minimal repairs is even better for the buyer. I'm just curious because I have added e-mails and some cold calling to my marketing strategy, and I can see hitting the FSBO sites for motivated sellers as a good place to find deals. Any opinions on this?
