So I have this potential deal and most title companies in my city don’t work with wholesalers. However, I found this attorney that work with wholesalers. Will she charge me or can I just cut her something out of the deal?

Hey everyone, I’ve recently tried to reach out to title companies to ask if they’re “wholesaler friendly”. Many of them just shoot me down and say, “We only work with realtors.” Is it just not possible here or I’m approaching them wrong? I’m also located in Montgomery, Alabama.

Is it ok to wholesale a property heading into a foreclosure? Will the debt still remain on the seller or to the buyer that’s receiving it on the other end of the deal?

Hello everyone! I'm from Alabama and contacted the Montgomery County Alabama Revenue Commissioner and they wasn't able to give me the tax sales list to all the list of properties available. The annual auction in Montgomery county is June and she told me, "The list of properties available after today wouldn't be available until the state retrieves." She also said, "They require an application before you retrieve the list of property tax sales." Any leads on how to retrieve the list?
