Would you both mind if I used some of your recommended HVAC people? I have a 3 family in Middletown CT and I've been trying to find some people with reasonable prices. Everyone wants top dollar!!

@Kurt K. - I apologize for the confusion, I will not be roommates with them. There are 3 separate apartments and they will have their own. I will be in the third apartment.

@Mike Cumbie I think MTM would be the way to go in this situation based on your response. Should I continue to contact them though, just to mention that i would not be offering a year lease anymore?

@Robert Melcher I agree 100%. I am new to investing so sometimes I feel that verbal agreements are good. I'm also fairly young so I think they may think of me as someone that is not serious! I definitely need to switch this mentality when dealing with tenants.

@Kurt K. - Yes, you are correct they are roommates. When i first bought the property I mentioned that there would be a rent increase and they agreed. I sent this certified so I'm assuming that if i keep them MTM they will just pay that amount.

@Robert Melcher - Do you think this is the most effective way? 

@Mike Cumbie - They are currently MTM, their lease expired last month and i want to get them under a new lease with my terms. I'm also wondering if i should just send them a 30 day notice and not renew the lease based on their lack of response. Seems like they will be a bigger headache in the future.

Hello All,

To make a long story short. I recently purchased a three family house which I plan to house hack. I also inherited 3 tenants with this purchase. Upon purchasing the home I decided to give a 30 day notice to one of my tenants because they were paying the least and it made more sense for my numbers.

The other tenants verbally agreed that they would renew their leases with me because at the moment they are month to month. I already have one lease signed but the other tenants that agreed are currently not answering any of my phone calls. I called 3 times throughout the week and even left voicemails. One of the tenants did answer my phone call once but then proceeded not to answer after. I feel like I'm stuck in limbo because I already gave notice to one of the tenants and I don't want to lose out on another tenant as well. 
 
Any suggestions ??

I guess in regards to rental collection. Would I still be able to collect October's rent if I give them a notice of non renewal now or would i have to pro rate their rent based on the day of the month they leave?

The tenant did pay for the month of September. I just wanted to let them know that i would not be renewing their MTM lease for October. I'm not sure about the timeframe in which the letter needs to be sent.

Hello,

Currently I am looking to serve a 30 day notice to a tenant that is MTM. I'm not sure when the right time is to serve this notice. The lease ends on the last day of the month according to our agreement and rent is due on the first with a 10 day grace period. Is there a specific time frame in which i need to send this notice? Also, would anyone have a draft letter ?
