i want  to start with new rehabbing projects in nor cal, can somebody guide me in which area i can find good inventory ?    Here are a few choices: Fresno , Sacramento ?

I have never owned a Real Estate.

Can I start my carrier as an investor & start making RE deals and do not use my first time home buyer opportunity i.e low interst rate for later ?

I think I can because I'll be doing my investment deals under an LLC and not under my name. Seeking your guidance :-)

I've seen quite before and after pictures of the houses that real estate investors put on their blogposts. 
I believe that the kind of colors they use for interior and exterior of the house makes a huge difference in the amount of profit that the house would generate. After watching the TV shows on flipping on netflix where they transfer 2bd house to 3 bd to increase its price, or create an attached bathroom for a master bedroom and different kinds of techniques they'll (usually the females) use make the place look spacious & beautiful.    And quite honestly they work!                                      My question is how often does a typical real estate investor use some kind of software like photoshop or other fancy softwares to really visualize the change before they start working on it ?

@Matt R.  my current goal is to learn the game, moving out of CA isn't that big of a deal for me granted its the decision in right direction .

@Chris V @Sophia Morris I 100% agree with you guys on not wasting my time, I'm not trying to escape and not willing to commit. In-fact I'm a proponent of the lean startup way of working https://goo.gl/8um8dv What led me to think about moving out of California is because other than reading books and podcasts I'm not making any progress /learning here. Almost everybody on BiggerPockets podcasts is doing their investments in other states. In the book "Investing In Real Estate with No (and Low) Money Down" by Brandon Turner he says "its better to live at cheaper place if you want to go into real estate".

As opposed to not making mistakes, I believe in doubling your mistakes if you wanna see more progress - but in real estate mistakes can be very expensive so I'm looking for a mentor before I can do it myself. In short me If moving out of Cali increases my probability of me becoming successful in real estate I'm down for that.

I'm new to the real estate, I heard a few people saying since the taxes are higher in California its advisable to move out of Cali or do business with someone / find a partner in other state.                                             I'm not able to make up the decision whether i should move out of Cali or do business while staying in Cali itself. Can someone please guide me through pros and cons of doing real estate while staying in California ?
