Hey Douglas,

Congrats on the new build!! This journal is very helpful to me because I am also a new investor and would like to build a duplex from ground up, however, I don’t know where to start. Currently in the process of looking for agents and architects but not sure where to look. If you can provide me with some guidance of where to look, I would truly appreciate it!

Wow, that does seem like a lot to account for, however, wouldn't it be the same if I bought a distressed property and renovate it completely from interior to exterior? And I probably could get some grant or aid from the government if this were the case right?


 Building from the ground up is much more different then renovating. An established foundation vs no foundation at all, not sure if that's the same.


Ohh I meant in terms of cost because I think in Philly you still have to get a permit if you want to renovate the interior of a distressed property.

Have you thought of a 203K loan? 


 If I may ask, how did your client get in touch with contractors and architects? As well as, how did they apply for the permits in Philly? Like were they through the contractors and architects or did they apply on their own?

Also, I have not looked into a 203k loan, that's the first time I'm hearing of it. From my research, it seems like some sort of assistance for rehabilitation. I would love to learn more about the process of building homes from the ground up.

Hi everyone,

I am currently getting started in real estate investing and I'm learning a lot from the webinars and from books like the BRRRR and Investing in Real Estate With No (and low) Money Down. I believe I have the basics down, however, I don't know how to apply them in my state

I would like to get started by purchasing land in Philadelphia and building it up from ground. I know this process requires a lot of work but I’m willing to put my all to get started. So far I realize if I want to build a home I need certain permits and an agent before I can proceed. My question is where can I find agents who can help me with the permits as well as architects, contractors, electricians, and mechanics to design a plan to build a new home on a land.

If anyone in Philly has ever bought land and built a new home on that land, can you provide a rough estimate of how much it would cost including the different permits and construction.

Greatly appreciate everyone’s help!
