Thanks for the thorough responses !

If I cash out refinance to pull out equity out to purchase other properties [property was free and clear] and now there is a loan on the property, just to be sure, that is considered debt service correct even though I originally had no mortgage payment and the property is a cash cow?

Thanks for the responses. When you pay your debt service with income outside of the property, your debt coverage ratio improves, but it sounds like the industry doesn't care for that even though your property's saving account grows with cash flow.

If you pay your debt service from money earned outside of the property's cash flow [W2 income], do lenders consider that or do they look at the numbers from the property as all inclusive to the property?

Does anyone have any advice on what lenders prefer to see in a schedule e ?

Do too many write-offs look bad?

Is all they want to see is income?

Are there any other documents or pursuasion to provide to lenders to show good portfolio numbers?

It is a 30 year loan, but can change after fixed period and has a ceiling/cap. So far, I have only heard good things about it. It is based on treasury rate not market rate.

I have a Navy Federal Credit Union and Pentagon Federal Credit Union credit card.  

They both seem to run the same yearly reocurring balance transfer promotions from 0-4.99% interest with no balance transfer fees for 12 months.  

I chase the lower balance transfer interest back and forth to save on my balances.  

Does anyone know other credit cards similar to these ones [that all have] 1) no balance transfer fees 2) a frequently reoccurring balance transfer promotion? And 3) zero to low balance transfer interest rate?
