@Rich Bultema - hey Rich - most of banks for gov't loans including FHA are requiring a higher credit score and lower debt so FHA would accept a credit score of 620 and now the minimum is 660.

Hi everyone - I have a client who called me the other day to have me check to see if his building was in the approved area for a marijuana dispensary.  I checked and his building is indeed in the approved perimeter.   He said he might be interested in selling and wants to know how much more he could get since there is only a small area that is approved since you have to be so many feet from churches, schools, etc... I have no idea how much more valuable the building would be since there isn't very much data to pull from in this area.  Does anyone have any knowledge of how to calculate?  Thanks!

Hi Michael, I've lived in Grand Rapids, Michigan all my life and have been a Realtor for over 30 years.  I'm more of a flipper so it's a little tougher in this area because we still have a shortage of inventory.  Grand Rapids is a great place to invest so let me know if I can help:)

@Justin Kane - Hi Justin - thanks for the advice about soft pulls when looking around - my investor wouldn't be able to attend a local auction since he's out of town most of the time but that was a good idea - thanks for your help.

Hi, I have an investor that will finance my properties but once in a while there is a property I might want to buy at an Auction.  The problem is, I won't know until two days before the auction because most of the houses don't actually end up going to sale.    If one does go to auction and I have the winning bid, you have to pay immediately.   My investor likes to get a full title commitment and I can only supply him with prelim title- I can't use the heloc because I already used it, (haha).  I checked into lines of credit which I can get, but most of them only give about $25,000 and I need around $100K.  I checked out a few online but I looked up their reviews and they don't look legit.  Any suggestions?
