Sacramento is a very good market for rentals as home prices are becoming out of reach for most. The location you described seems ok but watch out for other issues that Ca. is experiencing these days.

Leaving a city I have grown to love in Roseville, Ca. for a home in NC a state I was raised in and in a 55 and older neighborhood new build. What are your thoughts on this. 

Roseville would be my choice especially the 95661 zip code because it has Granite Bay there too and this is a very solid resale market. Also Roseville has low crime rates, lots of parks, low electricity rates, great schools and churches. You can't go wrong here but it is pricey.

I have had some success in the Antelope area of north Sacramento as this is 

close to all of town and a really good rental neighborhood.

I did buy his course and while I did like his program it was really only very good

at bringing in buyers and really lacked for getting sellers. Marc is a great guy and

his systems are very good but you still need to go after the sellers on your own.

@Armegi Gil,

It is true that you do run into wholesalers for sbo's , it is not always the case. I would say

3 out of 10 is more like what I have seen.

I have been using craiglist's to get seller leads. I have been targeting FSBO and get

some leads this way.
