I have alway heard and read that when it comes to MHP, the more units you have the more profit margins there is. Small parks do not offer the scale required to make effective ROI. Are there any investors who have had success with smaller MHP parks? say 20 and under.

I connected with an owner who has 3 MHP he is selling in Kentucky, they are not listed. 

One consist of 10 spaces $30k

Another consist of 12 spaces and some adjacent storage units (17) $140K

Another consist of 30 units $480K

I am curious how much would you offer to put said MHP under contracts? Is there a rule of thumb, like X asking equals X offer on contract, until I can unload them?

I have read numerous threads on here about Notes with FCI, Granite & Kondaur,  I also read people saying "Any note bought online is junk" , "The seller is just looking for the next bigger idiot."

Any Note investors on here - who have conducted business with either of these companies, actually verify such statements? Can anyone share successful Note purchases from these providers? I am not necessarily looking for detailed breakdown, but  can anyone vouch that there are good Note investments to be had from these providers?

I apologize about the formatting, I copied an pasted from excel - which was nice and neat but after the post the formatting is horrible. 

This was assuming I paid FULL price, if they accepted $40K, then my numbers would be a lot different.

This is my first post, Ill make it short.

This is a 2/1 SF home, needs only a exterior paint job and new carpet, at the end of the current tenants lease. Roof is "good for another 4 years" and my numbers are based on paying the full asking price - (Yes, I will negotiate that)  Would you pursue this property?
