I'm getting ready to put together my first direct mail marketing campaign, and I'm wondering what sector you guys have had the best experience marketing to.

I'm currently looking to find properties that I can wholesale. Would you market to absentee owners? High equity owners? Foreclosures? all of the above? Something completely different? I've only got a small budget starting out that I can commit to for any length of time, so I want to target a segment that will give me a decent shot at getting a deal or two out of it. Then I can reinvest that money and contiually grow and expand the campaign.

Post: Painting brick outside in freezing weather

Hi guys. Got a question I'm hoping some of you will be able to help with. I've got a remodel I'm doing that has an old brick foundation. It needs tuck-pointed and painted before I can try and sell it, but we're in the middle of winter and getting hit with freezing temps week after week. The snow is cleared, but I know you generally have to be well above freezing before any painting should be done. Any suggestions on if I can still do the work, and if so, how to go about it?

I'm looking to put together an accountability team for 2014. The group would consist of 4 or 5 members. We'd share our goals with each other and communicate weekly on what progress we've made, what we've learned, how we can improve what we're doing, and generally hold each other accountable for becoming the best we can be in 2014.

I'd like to get the group up and running by the end of next week, so inbox me asap so we can discuss if you're interested. I'm only looking for people who are serious about taking it to the next level in the year to come.

I haven't gone the 'yellow letter' route yet, although I'm getting ready to, but you can't let the negativity get to you. For this person to take the time to call you just to tell you to "f-off", they obviously have deeper issues that are troubling them than just your letter. As much as I hate junk mail, I don't call up everyone that send me some and curse them out.

Stick with it. I made $5,000 off my first wholesale deal and that goes a long way towards drowning out the negativity you get from the few jerks you'll run into along the way. :)

Post: High Equity Leads - How Can I Find Them?

Wondering if anyone has any good tips on where to find high equity leads. I can pull up basic information through our county website, but I'd have to look at each property individually and that would be cost prohibitive due to how long it would take to look at each and every property.

What are you guys having success with?

Hi everyone. I've got a property I want to purchase from a seller using the 'Subject To' strategy. I understand the basics of how it all works, but wonder what do you generally tell the seller when they ask what will happen if you don't pay the payments? With the property being deeded to you at the time of purchase, is it in the contract that if I fail to make payments it will be deeded back to the seller?

Once I understand the process a little better, I'll feel much more comfortable presenting the offer to the seller.

Also, does anyone have a decent Purchase Agreement contract that can be used in Illinois, or know where I can find one, ideally that covers 'Subject To' deals?

Thanks for the great info Jerry K.! Looks like it can be done, but it's going to be a much more difficult process than I was really looking for. I think I'll just keep following up with the seller from time to time and work on convincing him to sell before the lien holder decides to foreclose on him themselves.

I was approached by a seller who has a property he's looking to sell. It's a rental and he's pretty much washed his hands of it from what the renters tell me. He hasn't paid 2009, 2010, or the 2011 taxes and they've been sold off. The seller didn't accept what I considered a fair offer given the back taxes and repair work that will need to go into the home, so I'm wondering if it's possible to contact the current tax lien holder and see if I can buy it from them and then foreclose on the property myself. Given that we're coming up on 4 years delinquent on the taxes, I'm getting the feeling that the current lien holder has no interest in foreclosing or would have done so already. I'm a newbie to tax liens, so I'm wondering if this is even possible for me to do, and if so, what concerns should I have going into it?
