Post: Reliable plumber in Houston?

Does anybody have a good lead towards a reliable plumber in the Houston area?

I am a hard worker and can be pretty savvy and I don't like giving up however I am discovering a challenge.

The rejections and harsh words and overall negative energy i get from employing these tactics have been really affecting my mental health.

Does anybody have any advice for this? Or should i just give up on this aspect of real estate investing

My crew are always misplacing ladders, heaters, and other materials.

How do you keep the crew accountable for the materials/

are there any strategies for this

We have never given our contractors a holiday bonus but we are thinking this year to get good will

Is there a general standard of how much we should give .

Some copper wiring and a water heater were stolen from our property.

Are there ways to deter or to prevent this.

We have a tenant that is not paying rent and we have to report them to the credit bureau.  What is the best way to do this.

We have a tenant that is not paying rent and claiming the nation wide eviction moratorium.

Do we have any recourse for this and do we just have to deal with him not paying rent

The tenant is a lady who "in her words" is being harassed by another tenant. She cannot provide proof and the other party has not done anything illegal. She has reached out to us several times to resolve this conflict but we are not in a position to act as guidance counselors or the authorities.  Has anybody else dealt with this?  how did you resolve this?  

Any advice would be appreciated.

Of course there are no guarantees, with this, but what are some ways to prevent people from dumping on your neighborhood
