Hello! 

I am looking for advice on managing rental properties in Detroit. I will be moving to Detroit in a couple of weeks to take over the management of several rental properties and I want to be as informed as possible. We also have many properties that need to be remodeled first, and finding sub contractors to do the work seems to be our biggest challenge. 

I don't currently have any connections in the city and I am just trying to find out what I should be expecting, the best things that I can do right away, and if anyone can suggest an excellent, experienced Detroit based property management attorney that would be awesome.

Hello, 

Does anyone know of a company that uses an ABC deal to purchase a property, then guarantees (something like) a 12% rental return on the investment for 5 years? I would assume that the company would use transactional funding to close the deal - but could they also use "C" money to close the AB deal? 

I don't believe that using "C" money to close the AB deal is legal, but if they were to use transactional funding would the rest of the deal be legal? Are there any laws again guaranteeing rent on a property?

That is a good question. My specialty is working with developers that would like to be represented on a more long term basis (our services typically last about a year) but I would be glad to have one of my project managers review your golf course development if you would like to send me any information that you have.
