Hi Julie,
What size home is your current rental (beds/baths)? Have you seen high demand when you list it for rent? How much money do you expect to be able to pull out of the current rental and still have it cash flow? Price range is going to depend on what you can afford, your appetite for doing repairs, and the rent rates you can expect in your market.

Greensboro has my vote but I'm an investor and agent here so I'm 100% biased haha.
Cole hit the nail on the head mentioning Greensboro's economic diversity. We have a strong economy that is not reliant on any one employer/industry. Multiple universities, hospital systems, large corporate employers (Proctor and Gamble, Honda Jet, Syngenta, Mack Trucks, Volvo, Toyota). Having a qualified (employed) group of tenants to rent your properties to is huge for minimizing vacancy/turnover/eviction.
Outside of investing, Greensboro is an attractive place for people to live: 2-3 hours to either the mountains or beach, relative affordability compared to Raleigh/Charlotte, mild weather, arts/entertainment, I could go on. These factors are drawing more people here everyday, which means that property values are poised to continue to rise.
I feel like Greensboro (really the Triad as a whole) is a sweet spot for getting a combination of cash flow and appreciation. The market can support LTR/MTR/STR so you also have some flexibility there to try out different strategies.

Sorry to hear that you had a negative experience.
Designated dual agency is very common in NC and in most cases allows both buyer and seller to receive the highest level of service with no conflict of interest even though they are being represented by the same Firm. Unless your agent is affiliated with a small Firm or works in the same local office as the listing agent, the odds of them knowing each other and having already shared info about either party with each other are pretty slim.
By not allowing designated dual agency you could be preventing yourself from purchasing a property that otherwise checks all of your boxes. For example, I am an agent with Real in the Triad. If I were representing a buyer who indicated that they do not consent to dual agency, I would have to filter out all of the listings from every other agent affiliated with Real to make sure that we avoided a transaction with agents at my same Firm. That said, I highly recommend checking the box on your buyer agency agreement stating that you do not permit the same agent to represent both buyer and seller.

Fellow Triad investor here
You're right that multifamily inventory in this area is lacking.However, I think there are plenty of non-multifamily properties in the Triad that are conducive to house hacking. I've been house hacking the past 2 years in a SFH. We bought the house because it has a finished walk out basement that we converted into a separate apartment that is furnished and rented as an MTR.
Greensboro also recently approved some new ADU friendly zoning rules to encourage denser housing. Have you considered using a HELOC on your current home to build an ADU on the same property?
Do you know anyone in Ohio? Do you like the cold? Maybe I’m biased, but I think you’d be crazy to leave Greensboro for Ohio. I see a lot more people doing the opposite.

Hi Vijay,
I think that the rental market in and around Greensboro will remain strong despite more investment activity adding to the supply of rental units. There is a large population of young adults here who are not ready to buy yet or prefer to rent over buying a home. As the population continues to grow and more high income earners move here to work at Toyota, Boom, etc. the average purchase price will continue to rise making it even more difficult for first time buyers to break into the market. I am continuing to buy in this market wherever it makes sense.
