My plan would be to hold long term as investment and highest potential I can see would be to convert the 5b/2b into two units a 3/2 and a 2/1. Conservative arv of $120/sqft for similar vintage 5b/2b with rents of $1500 on 3/2 and on 2/1 $800@ltr, $1500@mtr, $2000@str. New construction duplex in vicinity sell for $165/sqft.

Would like to hear from experienced operators if converting to duplex or MIL has the highest refi potential as well as return on shortest effort. Consider zoning permits mfh has anyone done conversion of sfh to duplex and share your steps.

I own a few sfh, not done brrrr before and looking to the wisdom on the forum for guidance. Considering an older vintage property 5 b/ 2b in central TX on 1/2 acre lot, could anyone with experience comment on best and highest potential in converting to duplex or mother in law suite? The layout I am considering is a 3b/2b main unit and another unit that will be 2b/1b that will require addition of bathroom and kitchen. What things to plan for in the rehab project - such as permits, utility and electric meters, plan for budgets, plan for timelines?
