Hi guys,

I am now looking to buy some property in Plainfield NJ. I am buying it for a buy and hold. would anyone be able to give me some inside information about the area?

I see that the prices for houses is between 150k and 400k, so was wondering is the real estate stable in Plainfield?

@Cyrus Jones you mentioned an idea of using the 1031 for flipping so I am wondering does the 1031 has a time how long u need to awn the first house? Like 1 year?

@Crystal Smith Thanks for your post, so what you're saying is that the rule should only be used on how much money to borrow but the total price it isn't important to be just 70%?

@Greg Dickerson and what about a exit strategy? And isn't the rule making that paying more is overpriced?

@Greg Dickerson don't you need to use the 70 percent rule on rental property's you should have an exit strategy?

Hi I would like to know if the 70 percent rule applies also on rental property's?
