First time investor here. I have a FSBO available to me before the public with significant profit potential.


The house has been vacant for nearly 10 years and is in rough shape. The owner wasn't quite a hoarder, but close. The junk isn't piled floor to ceiling, but it is a foot deep around the house. There is also mold on most surfaces, paint falling from the ceiling, no utilities, etc.

I am thinking that this is a FULL gut job down to the studs, so I am prepared for that. I am not sure where to start or what order to do a few things.

Should I get the junk removed? Should I have the mold remediated? Are there companies that provide both of these services? Should I have it inspected? The house is definitely not livable, so I'm worried about it being condemned. Thanks in advance for any advice!
