I would assume this is across the board, but is everyone here seeing excessive inspection delays? I requested a final inspection for some electrical work at one of my buildings about 5 weeks ago...still nothing scheduled. A tenant wanted to move in today and now cannot. Is everyone seeing the same thing? Are there workarounds to this?

 I will second this. Waited months to hear back from them when I registered online. Finally gave them a call after not hearing back and they were able to come out two days later.

I can't speak directly to new build cost in FL, but at least here in Chicago, you can expect a new build to be somewhere between $130-$170/SF.  Anything under a $100/SF is not even realistic.  I work on linking up with a local GC as you mentioned and they can better advise you on the specific build cost in that area.

Again, I don' know that market at all but I'd think you could get more than $300k for a 4br/2ba new build.

Lastly, as far as other items to look out for.....I'd start with zoning and find an architect in your area to verify you actually can build and then have him draw up some plans so your GC has something to bid on.



Thanks, Jonathan. Looks like these costs are going to all be $100/sf + for sure and likely in the $150/sf range give or take, similar to what you mentioned. Really quick comp analysis in the immediate surrounds of my land shows sales no higher than $330k for a ~2k sf SFR. Margins at this point are basically zero after costs. Not sure how people are making money here unless they're developers themselves. Might take the land money and throw it back somewhere in the Midwest.

Hi BP - I currently live in Chicago and am relatively new to investing in RE (one flip, one MF - both in Chicago). My mom bought a plot of land in Poinciana, FL years ago and has been sitting on it. I keep getting offers on the place but I'm trying to convince my her the best play would be to build new constructions ourselves with the help of a full service GC. A quick comp analysis looks like I should be able to fetch $300k+ for a new build (4br/2ba). My question is in regard to costs. Looking online, I see anywhere from $60/sf to $200/sf for new construction...what can I realistically expect for this area? In Poinciana, specifically, does anyone have prior knowledge on what I can expect to spend if I hire a full service GC to get this done? Can I build a ground up 4br/2ba in the $100k - $150k range? What is the complete timeframe for this? Things seem to be backed up everywhere I look. I've also never done a ground up development. What other items (I'm sure there's a million) should I also take into consideration? Any guidance helps.

I always ball park about 1k per panel (you need 4) and around 2-3k for the electrical service on a three flat. There could be additional scope though depending on how extensive your rehab goes. A lot of times you end up finding cloth wiring or you have to pull extra circuits to the kitchens and baths because you opened up the walls. 


For the plumbing, the real driver of the scope is if you have to upgrade the water service. This is something I would try to avoid at all costs because your service cost alone can be quite high (12k or more). If your building still has the original galvanized, then you probably will want to consider piping in new pipes before adding that much to your plumbing load. This could trigger a service upgrade.
