Post: Roofing Contractors In Detroit

Can anyone refer a reputable and economical roofing contractor in Detroit?   I have several properties in need of a mix of full roof, partial roof or roof and garage roof replacement.   I received a quote from my property manager from their preferred contractor, but it seems high at first glance.   I'm hoping to find a few competitive quotes and discounted pricing based on multiple properties   Thank you!

A new twist is that according to my management company is that now that the snow has melted their are adding exterior testing, along with interior testing.

That's smart.   I knock out the immediate rent-ready concerns, plus most of the roofing issues.   I'm holding off on certification, as although it is picking up, it is still moving slow and relatively new.   I am hoping some of the related costs come down in time. 

Travis, the lead testing is one component in the certification process.   They have an extensive inspection punch list when reviewing the property.   Concrete work is a common material expense.   Of course roofing, windows, gutters ... all are targets.   

Thanks guys!   I appreciate the input.  Keyonte, I'm glad to hear you got everything tackled in the first round and it sounds as if you have an excellent relationship with your tenants.  I'm out of state but feel as if I have a reputable and ethical property manager, however the amount related to testing and certification continues to make me take pause.   I will soon have ten units and I am budgeting $6K to $8K per unit in certification.  Originally, I was earmarking $3k to $5K per property.   I'm hoping economies will kick-in and drive the testing costs down.   

Landlord certification and lead testing costs have become a major issues for landlords in Detroit.   This is great for buyers as it is beginning to weed out poorly capitalized owners.   However, it is also proving to be potential major expense.   What are other inventors experiences?   How much are you paying to get your home lead compliant???   I'm dealing with this now with one of my homes, and looking for more experiences landlords experiences to gauge the reasonableness of my quotes.

Hello All!   I'm new to the group, and can't believe I just now stumbled across this amazing resource!   I am a buy and hold investor seeking solid cash flowing (1.5%+++ rent / value) buy and hold opportunities in landlord friendly markets.   The acquisitions would be financed, so I am targeting $80K to $200K 1 to 4 unit properties, which would be turned over to a property manager.   Any assistance would be greatly appreciated.   Thank you!!!
