Make sure the two walls are not touching.  It will negate most of the benefit.  If there is no connection to vibrate this will be your sound reduction.

10 to 1 he's a designer not an architect.  If you don't see a seal with his name on it on the drawings he's a designer.  Do not cut any lvl's.  From the quality of the manure show in your pictures one has to assume that those posts holding up those beams are not over a footing / foundation?   In my state if you as a homeowner pull a permit they hand you a form that you have to sign specifically stating you're not eligible for any funds from the state "unlicensed contractor" remedy fund.  Go to the basement and follow those loads.  Make sure they are accounted for.

My RE boss pointed out the obvious that he's done before....  Have another agent in your office be the "selling agent"....

There is no excuse for him at the very least asking you which direction.  He may have the talent to install but certainly not the design sense.

Google "architectural salvage".....You'll likely find one somewhere within driving distance.  They'll have similar or if lucky exact door matches.

Check local zoning and see if this particular property is in a zoning district where new multi-families are allowed.  In MA if the particular house lot isn't in a zone allowing multi's it would never ever happen.  If you purchase this before figuring this out you may be the proud owner of a single family with the town zoning officials breathing down your neck..

@Mike OConnor  Yes, there are nice sections.  I lived on Grove St. briefly 42 years ago when I was in grade school.  The ol' neighborhood is sketchy to say the least.  West of there seems to be nicer.  The pricing seems to be crazy compared to New Bedford or Fall River.  Even Taunton......
