I, as an agent (your buyers agent) would file a complaint to the listing agents managing broker.

I personally have never seen that happen in five years of practice but I’m sure if it is consistently happening with you and your broker, it would be happening to other buyer agents.

That’s a good question. I’m not sure I can give an answer that would guarantee it.

All I can say is it’s important to work with a broker that you trust. One with good reviews, experience and maybe even one a friend or family person has recommended.

It seems as though you would actually benefit from getting a buyers agent.

If the listing agent isn’t even getting back to you perhaps a quick, hungry and eager buyers agent would get the property showing scheduled for you.

If your buyers agent isn’t able to get the sellers agent to respond, they could complain to the managing broker and then to the real estate commission and potential penalties or fees could be assessed.

Another option if you feel as though your offer isn’t being presented would be to request that the listing agent send back a signed copy of receipt. This would at least ensure that your offer was presented.

Strafford County is very hot right now and some towns are seeing record lows when it comes to available multi units.

I’ve always wondered about how a potential devastating war could change housing demand. If a few million people were unfortunately killed, demand drops, supply rises and I would assume prices would stagnate and potentially fall.

Of course, there probably wouldn’t be many “safe” investments if this did happen.

Any history buffs out there that have statistics from the last two world wars?

Would you say the property isn’t being managed very well?

I’d personally keep it if it is still cash flowing well. I think Portsmouth and the shipyard will only increase demand over the long run and properties in that area are appreciating at a very fast rate.

I personally disagree with @James Galla

Real estate sales is nothing like trying to sell someone a car. There absolutely are inferior real estate agents in the industry just like any other industry. The average agent sells 7 homes in a year but yet top producers are able to sell hundreds in a given year. However, being a top real estate agent is all about providing each and every client - value, just like any other industry. 

I don't believe anyone here can make the right decision for you. I hope they are able to provide pros and cons that allow you to make an educated decision yourself. 

I personally decided to get a bachelors degree in finance. It has helped widen my abilities, expand my knowledge and grow my interpersonal skills. A good way to phrase it is it makes you more polished. My closest friends were those that I met during the four years at school. The downside is the bill that follows it.

I was able to mentor under an agent my senior year when I knew I was going to jump into real estate. 

If you decided to jump into real estate now, feel free to reach out to me. A few words of advice on that. 

  • Work harder than anyone else. Our age is often looked at as a negative, however, if everyone of your friends and family have known you as a hard worker no matter what you were doing, there is tremendous value in that. 
  • Find a mentor. I would look at the top agents in your area and ask to get coffee with them. Find one that you have good report with and see if there is a place for you learning from them as you grow. 
  • Build your network. If you decide to go into any type of sales, knowing people will only help you provide value to more people. Don't be afraid to shake someone's hand and ask them what they do for a living.

Hello!

I am a licensed agent out of Portsmouth, NH. I think that there are definitely pros and cons to having a real estate license. It depends on your goals. Being an agent myself, I work with investors that believe the value I provide is worth it for them not to go through the hassle of getting their own license. However, I have others that don't think agents will be around in twenty years. 

Either way, I would really look at your goals and decide on whether or not getting your real estate license lines up with them. Feel free to reach out to me too. I'd be happy to get you in touch with a real estate school and maybe a few brokers.
