It is a competitive market but there's always a deal to be had, you just have to find it and make it work. Here are my thoughts on ways to get what you're after.

1. Out-hussle and eventually an offer will slip through.
2. Scour for off market deals (multitude of forum posts on ways to do that.
3. Find a way to have an all cash offer yourself (hard money lender, private money, etc).
4. Be creative (maybe you find a single family you can chop into two? Or a ranch style you can put a second story on)
5. Widen search (location, condition, # of units)

And there's always the option of waiting (not as sexy an option though).

Congrats @Zachary Kruse! Quick question for you, I thought in GR you could only have an Airbnb for your primary residence. Are you living in one of the units to accomplish this or did I get misinformation?

Recommend holding for 2 years if possible while having as primary residence. That way when you sell you pay $0 taxes (not deferring but eliminating)! Been doing my own live-and-flip as well, same naivety got me in but going well so far. Best wishes when you go to sell!

I'd recommend the real estate agent my wife and I used for our live and flip (that we're slowly churning through). He is on BP (how we met) and is an investor himself so he completely "gets it" and has been helpful even after the purchase, name is @Jake Thomas

@Catherine Lacey if you do end up needing a realtor who is also an investor I'd recommend @Jake Thomas as my wife and I bought our current live and flip through him and he's been an awesome resource. He's also already talking to you in the thread btw so no need for me to introduce haha.

@Catherine Lacey If you're still kicking around the idea of selling come 2020 I'd be extremely interested to take a look at it. Currently clogging through a live and flip and will be ready by then to take the Multi-family plunge.
