@Joni Chin there are many things.

1. I like that you can message the tenants from TurboTenant.

2. I like that renters insurance can be purchased from Turbo Tenant.

3. I like the pre-screener tool for a quick screen prior to showing the property.

4. I like that the application is customizable with my own questions.

5. Payments are free. However, for I believe $30 you can have money received in 3 days. That $30 covers all of your properties. So that is very cheap if you have a few units.

@Ash Patel I have used cozy for years. I switched to turbotenant.com. I was not happy with the landlord user interface with apartments.com. So far I like everything about TurboTenant. It has a few features that I prefer. Specifically the messaging function. Take a look, and I think you will like it. He has everything cozy did with a few upgrades.

@Ronny S. I was with Cozy for years. I have moved to Turbotenant. I find it to be better in every way. It has a messaging feature, customizable applications, you can sign a lease through them, and a better interface.

@Steven Stillwell we have the same feelings. I used Stessa and Cozy for years. I was not happy with the Apartments.com interface for landlords. I have moved most of my units to Turbotenant.com and I like it better than Cozy. Has a few options (messaging, turning partial payment on or off, and general interface). I encourage you to give it a look.

@Tim Bender I have been with Cozy for years. However, I do not think Apartments.com is as user friendly. I am moving my rentals to Turbotenant. Does everything Cozy did with the addition of adding a messaging capability.

@Carolyn Fuller I have used cozy for several years. I moved one of my units to apartments.com to test it out. I find it to be a little bit bulky to go into. I switched another one of my units to Turbotenant. So far I like everything about it. I think Turbotenant will be my new go to.

@Kyle Marsh if you are aiming for student rentals, I would say the premium rent comes in when they can walk to class. I personally don’t buy any property that is not walking distance.
